The Heritage at Settlers Landing is a 140-unit luxury rental community and the first of its kind in downtown Hampton, Virginia. The property set a new standard for Class A rental housing on the peninsula, offering one-, two-, and three-bedroom residences across four-story buildings with elevators, garage parking, and a community center featuring a fitness facility.

Developed on three city blocks of former parking lots, the project was made possible through a public–private partnership in which the City of Hampton extended benefits to Collins, including deferred land payments and infrastructure credits. The property was completed in 2007.
