Located on Nassau Street across from Princeton University, Palmer Square has been the center of community life in Princeton since the 1930s. Featuring retail shops, apartments, office space, a post office, and the landmark Nassau Inn, the square thrived for decades under university ownership.

By the 1970s, university trustees recognized the need to revitalize the property to better serve the town. Following a competitive selection process, Collins was chosen to acquire Palmer Square along with an adjacent nine-acre parking lot. Development took place between 1980 and 1990, resulting in a vibrant mixed-use environment that includes parking for nearly 1,000 cars, 58,000 square feet of retail space, a five-story office building, and 114 townhouse condominiums.

Today, the area continues to attract residents, visitors, and professionals alike, serving as a hub for the town of Princeton, the university community, and corporate travelers. Collins partnered with the Bank of New York to bring this transformative project to completion.
