Hudson Park North - Yonkers, NY
The second phase of the redevelopment of Yonkers waterfront completed in the spring of 2008 is home to 294 one and two bedroom luxury rental apartments with direct access to New York City via the Metro North Railroad and New York Water Taxi high speed ferry service. Hudson Park North was created with a public-private partnership with the City of Yonkers and took advantage of state tax credits available in the Brownfield’s Tax Credit Program as well as receiving tax savings through the Empire State Zone Program. www.hudsonpark.net
   
Hudson Park South - Yonkers, NY
The initial phase of the Collins’ redevelopment plan in downtown Yonkers, opened in the fall of 2003, and was the first new community in over 30 years to be developed on the Hudson River in Yonkers. Collins developed a public-private partnership with the City of Yonkers, which required the City to complete improvements prior to Collins breaking ground. Hudson Park South consists of 266 one and two bedroom rental apartments, 15,500 square feet of professional office, retail. www.hudsonpark.net
   
The Heritage at Freemason Harbour - Norfolk, VA
Completed in 1999, The Heritage, was a public-private partnership with the Norfolk Redevelopment and Housing Authority, who invited Collins to execute one aspect of the City’s Master Plan for the downtown waterfront region. With 184 luxury rental apartments and retail, in the historic district of Norfolk adjacent to the Central Business District, The Heritage was the first of a five-phase in-fill redevelopment plan for the area in the early 90’s. www.HeritageAtFreemasonHarbour.com
   
The PierPointe at Freemason Harbour - Norfolk, VA
The fourth phase of the redevelopment plan for Norfolk, PierPointe is a 78-unit luxury condominium community constructed on a rebuilt city pier, overlooking the Elizabeth River. Collins completed the sell-out of this community in 2002, at record prices.
   
RiverPark Condominium - Norfolk, VA
The final phase of Collins’ multifamily redevelopment in downtown Norfolk, this four-story, 44-unit condominium was honored by being the 2006 recipient of the Hampton Roads Association Award for Commercial Real Estate Excellence in Development Design for Best Multi-family.
   
388 Boush Street - Norfolk, VA
These 94 condominium homes, built around a City-owned parking garage in downtown Norfolk, formed a prototype for urban redevelopment uniting a public garage with a private multifamily project. www.norfolkliving.com
   
The Landings at Bolling Square – Norfolk, VA
The Landings at Bolling Square is a property owners association with 38 townhomes and 134 condominium flats in elevator buildings overlooking the Lafayette River, in the historic neighborhood of Larchmont in Norfolk. With its close proximity to Old Dominium University and Saint Patrick’s Catholic School, The Landings is located in a highly sought after neighborhood and will be the only multifamily community in Larchmont. www.norfolkliving.com
   
WestPort Commons – Norfolk, VA
Located on over 12 acres on Crab Creek in the Talbot Park section of Norfolk, WestPort Commons will be a property owners association, phased in over 12 buildings and consist of up to 385 homes and is the first new project of this type in the neighborhood. Riverside Terrace Apartments – Norfolk, VA
Acquired in 2005 with the intention of razing the buildings and constructing condominium homes, Riverside Terrace currently has over 200 apartment homes. Located adjacent to the Granby Elementary School and across the street from the Granby High School and City of Norfolk’s Wellness Center, Riverside Terrace is an attractive address with its suburban location and competitively priced rental apartments.
   
The Heritage at Settlers Landing – Hampton, VA
The Heritage at Settlers Landing, is another example of Collins’ ability to work with local municipalities to form public/private partnerships which bring people back to live in downtowns. With deferred land payments offsetting infrastructure costs, Collins created these 140 apartment residences on former parking lot sites, and introduced these luxury apartment homes in 2007, which are uniquely situated adjacent to downtown shops, museums and the riverfront. www.HeritageAtSettlersLanding.com
   
Kings Landing - Hampton VA
Following the model of 388 Boush Street in Norfolk, Kings Landing, will be constructed around a public parking garage that will be developed by Collins and then owned and managed by the City of Hampton. Kings Landing will be joint venture partnership with Collins and the City of Hampton and will be entitled to receive benefits that will offset the costs of offsite improvements, the garage and land assemblage.
   
Old Greenwich Gables - Old Greenwich, CT
Acquired in the late-1980’s, Collins converted the former Electrolux manufacturing site to a mixed-use community of 167 luxury condominium flats and townhouses with structured parking, health club, office building, and single-family homes. Uniquely situated in a highly sought after neighborhood adjacent to a Metro North Station, Collins worked with the local municipality and community organization to resolve the concerns of the neighbors and gain approval for the project.
   
The Avalon - Bronxville, NY
The prior landowner, after being denied approval on this property on numerous occasions, brought Collins in to redesign the project and obtain approvals. Collins bought-out the landowner, in a bankruptcy and successfully gained approvals for a 110 unit luxury rental community with structured parking. The project was a joint venture with Avalon Bay Communities.
   
Winthrop House - Greenwich, CT
Acquired as a neglected apartment community in the early 90’s, Collins retrofitted this building and converted it to 48 luxury condominium homes. Located in the heart of downtown Greenwich, these condominium apartments today resell for the one of the highest dollar/square foot prices for condominiums in Greenwich.
   
Greenwich Close - Greenwich, CT
Greenwich Close is a 1950’s HUD financed community with 130 apartments located in central Greenwich. Purchased in 1993, Collins refurbished the apartments, implemented a capital improvement program and resold the property in 1998, achieving the highest price per apartment in Greenwich at the time.
   
Admirals Wharf - Stamford, CT
Having secured the contractual rights to this 45-acre site from the local utility company, Collins designed a mixed-use community consisting of residential condominiums, apartments, office, hotel, retail, marina, restaurants, commercial spaces and a public esplanade. Having acquired approvals for the site, Collins sold their interest in the property in 2005.

Forest Park - Old Greenwich CT
Completed in 1987 as part of a mixed-use community built on the former Electrolux Vacuum Cleaner factory site, this 42,000 square foot Class A office building was one of the first new buildings that pioneered office space for financial firms moving from New York City to Greenwich.
   
Darien Playhouse - Darien, CT
Collins restored this neglected property and converted it to a mixed-use asset, while maintaining its historical architecture. Today, this 17,000 square foot building features a movie theater, and elite retail clients including Red Door Spa and Ann Taylor.
   
West Main Place - Stamford, CT
Strategically located in a redevelopment corridor in the City of Stamford, Collins’ acquisition of this property, which is comprised of 100,000 square feet of Class B office space and residential apartments, under a Master Lease arrangement was converted to ownership in 2007. The building is an affordable Class B multi-tenanted property desirable for smaller tenants. The building maintains high occupancy levels at competitive market rates.
   
Summer Square - Stamford, CT
Purchased in 1999 as an underperforming asset, Collins upgraded this 110,000 square foot Class B office building by improving the building management and implemented a strategic capital improvement plan which introduced office suites and transformed the building into a sought after address and increased rental rates. The building was sold in 2005.
   
Bedford Square - Stamford, CT
Collins acquired this 67,000 square foot Class B office building in 2000, with the intention of implementing strategic capital improvements to enhance the value of this asset. Collins successfully implemented its plan, increased the level of occupancy and sold the asset in 2004.
   
Harbor Watch - Stamford, CT
Located on the former American Cyanamid Factory site, Collins obtained the rights to this waterfront Brownfield Property, obtained approvals for a 75,000 square foot office building, with public open space, and later sold the rights to the property.
